  1. I inherited this property but am still interested in selling. Can we go under contract?
  • Certainly! To simplify the closing process I strongly encourage you to get the estate planning process complete before we go under contract. That allows us to get a clear title. 
  1. Can you recommend an estate planning attorney?
  • Yes, attorney Janna Wallace. She has an initial fee of $150/hr for a consultation. Additional fee information would be provided at a later time. Her contact information is below:

  1. Do you have a proof of funds letter? If so, how soon can you forward to my attention?
  • Yes, I do. I can forward to your attention within 24 hours. 
  1. How long does it take to close?
  • We can close as early as 30 days. For more complex deals, we tend to seek longer periods such as 6-9 months to account for the various moving parts.
  1. I am looking to go under contract. What are the next steps?
  • Upon execution of the agreement, I will forward that to my real estate attorney along with a $250 wire transfer, business check or money order. That will initiate my title search. Additionally, I get a land survey on the property and perform further due diligence.
  1. Who is your closing attorney? What is his/her contact information?

  1. Am I obligated to work with him on my property closing?
  • Not at all. If you have an attorney you would prefer to handle closing that would be fine. Dale would merely forward all appropriate forms to your respective attorney.
