WANDA’S WAY LLC – TERMS AND CONDITIONS

These Terms and Conditions (“Terms”) govern your use of the services offered by Wanda’s Way LLC (“Company”, “we”, “our”, or “us”), a real estate investment and land services company operating in North Carolina and online. By accessing our services, website, communications, or engaging in a real estate transaction with us, you agree to these Terms in full.
1. Our Services
Wanda’s Way LLC provides the following services:
- Wholesaling Real Estate – Sourcing property deals, entering purchase agreements, and assigning contract rights to end buyers.
- Land Acquisitions & Sales – Buying and selling residential, agricultural, or vacant land.
- Real Estate Consultations & Lead Generation – Providing general guidance and marketing to connect interested buyers and sellers.
All services comply with North Carolina state real estate laws and are intended for educational or investment purposes only.
2. Eligibility
You must:
- Be at least 18 years old
- Have the legal capacity to enter contracts
- Provide accurate and complete information during interactions with Wanda’s Way LLC
- Not use our services for unlawful purposes
3. Wholesaling Notice
Wanda’s Way LLC operates as a real estate wholesaler and may enter into contracts to purchase property with the intent to assign those contracts to a third party (the “end buyer”).
- We do not act as licensed real estate brokers.
- We do not represent any party unless specified in a written agreement.
- Properties are typically assigned “as-is,” and the buyer must perform their own due diligence.
4. Land Sales and Disclosures
Land sold or marketed by Wanda’s Way LLC is typically offered in as-is, where-is condition with no warranties expressed or implied.
- Buyers are encouraged to verify zoning, utilities, easements, access, environmental conditions, and any restrictions with local authorities.
- We do not guarantee future use, buildability, or appreciation.
5. Due Diligence and Responsibility
It is the sole responsibility of the buyer or investor to conduct all due diligence prior to closing on any transaction, including title checks, surveys, environmental reports, and financial analysis.
We may assist in providing public or third-party information but make no guarantee of its accuracy or reliability.
6. Payment, Fees, and Refunds
- All fees, deposits, and payments must be made according to the terms provided in writing before any transaction.
- Assignment fees, earnest money deposits, and other fees are non-refundable unless otherwise stated in the agreement.
- Closing costs and title fees are the responsibility of the parties as specified in each contract.
7. Online and In-Person Transactions
We provide services both online (e.g., email, phone, digital contract signing) and in person.
- Digital communications and e-signatures are legally binding under the North Carolina Uniform Electronic Transactions Act (UETA).
- All personal data shared through our website or forms is handled in accordance with our Privacy Policy.
8. Marketing and Communication Consent
By contacting Wanda’s Way LLC or filling out any lead or opt-in form on our site or social media, you consent to receive calls, emails, and SMS messages, which may be automated.
- You may opt out at any time by replying “STOP” to SMS messages or contacting us directly.
9. No Legal, Tax, or Financial Advice
Wanda’s Way LLC does not provide legal, financial, or tax advice.

10. Limitation of Liability

- Our total liability is limited to the amount paid by you for services rendered in the transaction in dispute.
11. Termination of Services
We reserve the right to refuse or terminate service to any person or entity for any reason at our discretion. This includes suspected fraud, non-performance, or breach of these Terms.
12. Governing Law
These Terms are governed by and interpreted according to the laws of the State of North Carolina, without regard to conflict of law principles. Any disputes shall be resolved under North Carolina jurisdiction.
13. Dispute Resolution
In the event of a dispute:
- The parties agree to first attempt informal resolution.
- If unresolved, the matter shall be submitted to binding arbitration in Wake County, North Carolina, under the rules of the American Arbitration Association.
14. Changes to These Terms
We may update these Terms periodically. Updates will be posted on our website or provided by email. Your continued use of our services after changes indicates your acceptance.
